PD104-CS 870725 STAFF REPORT
PD-104 This is the petition of Thompson Properties, represented by Maier Engineering;
requesting a change in zoning from Retail, Commercial and Agricultural; to
a Planned Development for Single Family-lZ and Single Family-9 Development,
on a 39.18 acre tract. The property is located east of Denton Tap Road, north
of the St. Louis and Southwestern Railroad, and south of Grapevine Creek.
If approved, the Planned Development would allow the following land uses:
Single Family-lZ Z(~ lots
Single Family-9 -8~ lots
Forty-nine (49) notices were mailed to property owners within 200 feet of this
request. Seven (7) reply forms were returned:

This request was previously presented to the Planning and Zoning Commission
and the City Council as a Planned Development for Zero Lot Line Homes, Single
Family and Mutil-Family develol:Lm. ~.t,......~T~?~.,~;r~,,posal that is presented before
you tonight, has greatly improved~~~T~(~ubmittal last year
in
November.
PD-104 has been reviewed by staff, an~?all DRC concerns have been addressed;
therefore, staff has no objections to this request.
The Planning and Zoning Commission unanimously recommended approval of
PD-104 with the following stipulations:
1)That the two (Z) draw areas should be shown on the
drawings with drainage easements.
Z) Deed restrictions should state that no one can build
on the drainage easement.
