Hy comments are as follows: I aaree with the ah~ to sinale family
home developement with the following exceptions:--The land-was originally
a gravel pit area which has been upgraded with many tons of dirt to
bring upthe elevation & value. The center lots are still within the
100 yr. flood plane & since it all sloMes to the.middlel ~ s$0r~ sewer
system should be strongly considered. ~ll land should be chemically
stabilized under foundations to insure that no settlement of homes
occurs on l'lll ground which has been dumped there periodically for
5 years. Any new h~e development should be required to b~. ~eual to
the ~ali'~y"& ~pPe~nce of homes on Sandy Oak rd.,Oakcrest I~. and
Ne~dow Creek surroundin~ Nr. Phillip's property. Homes should be all
brzck struc~ures(~ncluding garages) wit~ pre-set minimums on sq. ~
Ft. area, quality of construction & with adequate utility easements
(not shown on plan). ~. Phillips desire to build Fox &.Jacobs type
homes on this property, as he has done in the past,doesnot reflect
the q~a±ity ox' ~omes ~n ~ne area ou~it by Louis Crump & many other
