PD105-CS 871106November 6, 1987 CITY MANAGER TO: Alan Ratliff, City Manager FROM: Taryon Bowman, P & Z Coordinator ~'}) RE: PD-10$ The Meadows, Section 6 The zoning exhibit provided in the City Council packets is a revised plan that is a reduction in density from 85 lots to 83. On September 17, the Planning and Zoning Commission considered the original plan (85 lots) and expressed concerns for the development such as: 1) A desire for the land to remain as SF-9. Z) Reduction in lot size requirement (from 9,000 square foot minimum to 7,900 typical) 3) Neighborhood opposition by surrounding property owners. The Planning and Zoning Commission recommended denial of a zoning plan from SF-9 to PD-SF-9 with a typical lot size of 7,900 square feet by a vote of 5-1. After careful review, staff noted the typical lot on the revised plan indicates a typical lot size of 8,415 square feet. Knowing that a reduction of two (Z) lots could not significantly increase the remaining lots, staff asked the representative to re-calculate the typical lot areas. The corrected number is as given to me by the developers representative, Lyn Meyer, is 8,Z69 square feet. Staff cannot compute the actual numbers, because the actual lot dimensions will not be addressed until the preliminary and final plat, and cannot attest to the validity of the numbers. The minimum dwelling size as shown on the zoning exhibit indicates 1,600 square feet. (Minimum lot size for SF-9). The breakdown of lot sizes are as follows: ~ Of Lots Average Lot Size 5 10,000 Z7 9,000 ZZ 7,800 Z9 ?,600 As was discussed with Mr. Meyer, some of the homes will be two story, therefore, staff respectfully recommends that should the City Council consider approval, a minimum lot size should be established as a part of the approval.
