Dear Sirs:
This letter is to inform you that Case No. PD-I08R, The Springs, zoning change from PD-LI
(Planned Development, Light ~.dustz~al) to PD-SF-9 (Planned Development, Single Family-9),
to modify the planned development to allow the development of single-family detached homes
on a 29.884 acre tract of land located on the south side of Bethel Road, approximately 490 feet
west of Denton Tap Road, was approved by the Coppell City Council at its meeting on Tuesday,
February 27, 1996. The following approval conditions apply:
(1) A fee of $1,285 per dwelling unit for park acquisition will be assessed to the
developer;
(2) a floodplain reclamation study will be required;
O) there will be no parking on the street for lots adjacent to the landscaped median
curbs;
(4) the designated 1.6 acre open space area may be retained by the
developer/homeowners or platted into adjacent lots;
(5) no garages shall open into the front yard on any residential building lot, and
(6) property shall be developed and used only in accordance with the site plan.
In order to prepare an Ordinance, we need to assemble appropriate documentation. When this
has been completed and the Ordinance has been approved by Council, a copy will be sent to
you.
