Heller Vice Pr~stdePI FULTSASSOCIATES December 21, 1995 Mr. Jeff Jones, Fire Marshall City of Coppell 500 Southwestern Coppell, TX 75109 RE: The Springs Dear Mr. Jones: I appreciate the opportunity to meet with you and Chief Phillips yesterday regarding the referenced project. As I indicated, om' desire is to balance the various requests of the different departments within the City of Coppell in order to finalize a plan which is agreeable to all parties. The tbllowing confirms the discussion held during our meeting: 1. Our intent is to prohibit parking adjacent to the landscaped mediml along the eastern street in the subdivision. We will provide appropriate signage and/or curb markings to indicate such. It is our intention that both the southbound and northbound drive lanes will be 20' in width with parking allo wed on the residential lot side of this paving only. 2. We w/Il modify the landscape island in the southeastern cul-de-sac in order to allow fire equipment direct "head-in" access to the front of each lot. 3. We will modify the landscape island design and/or configuration to allow fire equipment "head-in" access to each lot at the southwestern double cul-de-sac. 4. Concems were expressed with the loop cul-de-sac at the northwest side of the subdivision serving lots 39 - 45. As I indicated, it is our intern heze is to save a large grove of trees. We understand the concerns with fire department access and will modi'fy the turning radiuses to meet fire department requirements. The final layout of this cul-de-sac will be modified for review during the preliminary and final plat stages. · Dec, 21. 1995 12'53PM FULTS ASSOCIATES No. 8339 P. 3/3 Mr. Jeff Jones December 21, 1995 Page 2 At this time, however, we have not finalized a modification plan but anticipate that the modifications would be in line with one of the following directions: A. The existing configuration will remain with streets widened to 28'. B. The configuration will be changed to that of a typical cul-de-sac which would eliminate opening of the park to the subdivision. C. Utilizing the existing configuration but provide head-in paxking into the internal island at an angle to direct the flow of traffic as well as prevent double parking on the street which would prevent fire department access. Based on our discussions, we understand that the fire department will be supportive of our planned development provided the above modifications are undertaken. It is our intent to wink closely with you during the preliminary and final plat stages of this project ia order that you can fully verify that we have met the requirements noted above.
