St~rines of Cot~t~ell. zoning change from "PD-LI" (Planned Development, Light Industrial) to "PD-Residential " (Planned Development, Residential), to modify the planned development to allow the development of single-family detached homes on a 29.884 acres tract of land located on the south side of Bethel Road, approximately 490 feet west of Denton Tap Road, at the request of Fults Associates, Inc. DRC DATE: November 30, 1995 & December 7, 1995 CONTACT: Ken Griffin, P.E., Assistant City Manager/City Engineer 004-3679) COMMENT STATUS: ./PRE~MINARY FINAL SUBSEQUENT TO P&Z 1. Need to look at possibly providing a left turn lane into the site. This may require additional right-of-way and asphalt pavement. 2. A floodplain reclamation study will be required. 3. The entrance to the development needs to be a minimum of 25' in driving width for fire truck access. Also, The various cul-de-sacs could pose a problem for fire trucks. 4. There will be no parking on the street adjacent to Lots 1-5, 26-33 and 39-45 under the proposed scheme with the narrow paving. This could be a moot issue if the Fire Dept. determines that wider paving is needed to accommodate fire trucks. 5. A variance for the deletion of alleys should be requested.
