PD98-CS 840621 Coppell, Texas 75019 ~/~ The City With A Beautifu, Future 214-462-0022 STAFF REPORT June 21, 1984 Scott Barnett, Planning Co-Ordinator RE: Case ~84-05-20/SBS Venture LOCATION: North of Sandy Lake Road, east of Coppell Road, west of the Cottonwood Estate Addition, south of Denton Creek REQUEST: Requesting a zoning change of approximately 190 acres of "LI" Light Industrial to: 1) MF-2, Multi-Family-two, 117.3 ac. 2) SF-O, Single-Family-zero, 13.5 ac. 3) SF-9, Single-Family-9000, 30.1 ac. 4) TH-Townhouse-one, 17.4 ac. 5) R-Retail, 12.4 ac. APPLICANT: SBS VENTURE represented by Jim Sowell The applicant is requesting rezoning of approximately 190 acres of Light- Industrial property. The classifications are as follows: 1) Multi-family-two, 117.3 acres x 22 du/ac. - 2,580.6 d.u. 2) Single-family-zero lot line, 13.9 acres x 8 du/acre = 1tl du. 3) Single-family-9,000 sq. ft. lots, 20.7 acres x 4 du/ac = 82.8 du. ~ 4) Townhouse - one, 15.3 acres x 12 du/ac : 183.6 du. The proposed development will produce a yield of: 2,580.6 du x 2.58 pop. per unit = 6658 persons - MF-2 377.4 du x 2.88 pop per unit = 1087 persons - SFO, SF-9, TH-1 TOTAL 7,745 increase in population In addition, the applicant is requesting 12.4 acres of retail zoning. This will produce approximately 151,240 square feet of retail space. STAFF EVALUATION: The proposed zoning classifications requested are in conjunction with the pro- posed land use plan that is being revised at this time, which the Commission has reviewed. Through staff review, an over abundance of multi-family-two is being requested. The applicant has been consulted regarding this matter, but has not committed to reducing the number of acres of MF-2 or redesign of the proposed district classifications, which the Commission directed the staff to pursue. Therefore, unless the applicant has a design prepared for the hearing specifying the redesign requested, a denial or tabling of this request is recommended until further consultations and resolutions are made.
