The Reserve, zoning change request from R and PD-LI (Retail and Planned Development, Light Industrial) to PD-SF-9 (Planned Development, Single Family-9) to allow the development of 23 residential lots on 9.71 acres of property located along the south side of Bethel Road; approximately 970' west of Denton Tap Road, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, June 18, 1998, subject to the following conditions: 1) Specifics as to how the full frontage of Bethel Road is proposed to look. 2) Provide a fire access with brick pavers on the east side onto Park Road, as per the detailed plan provided to staff. 3) Garages to face rear or side lot lines. 4) Home sizes to be a minimum of 2400 square feet. 5) In the open space area along Bethel Road, provision of a planter wall or landscape island with low shrubbery to save as many existing trees as possible, making sure this area is appropriately landscaped and/or screened. The date scheduled for consideration by the Coppell City Council is Tuesday, July 14, 1998, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items which accurately reflect conditions as recommended by the Planning and Zoning Commission. The submittal deadline for revised drawings is 12 noon, Wednesday. July 1, 1998. Therefore, please submit 17 folded copies of the revised drawings, plus three 8 1/2" x 11" paper reductions on or before that date. We have a sufficient number of copies of the Zoning Exhibit and Tree Survey; however, the drawing which requires change in order to comply with the Planning and Zoning recommendations is: Preliminary landscape plan.
