1. Clearly delineate on the building elevations the new addition.
2. All drawings must have a scale.
3. Provide staff a copy of the Homeowners Association Agreement document.
4. Modify the following items on the garage floor plan:
· Change new concrete drive notation to read existing concrete drive.
· Show outline of the existing pavement that will not be enclosed by the
garage addition on the floor plan.
· Delineate location of southern property line on floor plan.
5. Both the zoning ordinance and planned development 98 ordinance stipulates that
the exterior construction of all exterior walls must be 80% masonry. Furnish
calculations that the proposed exterior facades do comply with this requirement.
6. Show outline of the proposed addition on the survey plat.
7. Without support from the neighbor at 222 Winding Hollow Lane, staff can not
support this request. After visiting the lot in question, staff is concerned that the
two-story addition not only intrudes on to the side yard setback by 3' but it
involves extending the building about 23' to the south. The homeowner at 222
Winding Hollow Lane has a number of windows on the northern faq:ade of his
home that will be overlooking this new addition. Currently, the closest point of
the existing house to the southern property line is setback 10'. The existing
garage door currently sits 23' from the southern property line. This request will
impact the views of the adjacent homeowner. It is the opinion of staff that the
applicant is trying to over-build his lot.
8. Bring to the February 3rd DRC meeting, a sample of color board showing
proposed exterior building materials.
9. A reminder, to fill out the attached form and return it to the Planning Department.
Also, pick up a zoning change request sign at the Planning Dept. no later than
February 4th. The sign should be posted by February 7th and remain on site
through March 14th.
Note:
A. Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. Should applicant disagree with staff comments please provide reasons why
staff recommendations should not be followed when you attend the February 3rd Development
Review Committee (DRC) meeting.
B. Each applicant will bring one new set of revised plats and plans to the February 3rd DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project or
other representative is urged to attend the meeting.
C. Applicant will have till noon Tuesday, February 8th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department
