AN ORDINANCE OF THE CITY OF COPPELL, TEXAS, AMENDING THE
COMPREHENSIVE ZONING ORDINANCE OF THE CITY OF COPPELL, TEXAS, AS
HERETOFORE AMENDED, TO CHANGE THE ZONING ON THE HEREINAFTER
DESCRIBED PROPERTY TO THE NEW ZONING CLASSIFICATION HEREIN STATED;
PROVIDING A REPEALING CLAUSE; PROVIDING A SEVERABILITY CLAUSE;
PROVIDING PENALTIES FOR VIOLATION OF THIS ORDINANCE NOT TO EXCEED
THE SUM OF TWO THOUSAND DOLLARS ($2,000.00) FOR EACH OFFENSE; AND
DECLARING AN EFFECTIVE DATE.
WHEREAS, the City Zoning Commission and the Governing Body of
the city of Coppell, Texas, in compliance with the laws of the
State of Texas with reference to the granting of zoning changes,
and pursuant to the zoning ordinance and zoning map of the city of
Coppell, have given requisite notices by publication and otherwise,
and after holding due hearings and affording a full and fair
hearing to all property owners generally, the said Governing Body
is of the opinion that said change of zoning, which is on
application of Gateway U.S.A., No. PD-113, should be granted and
the Comprehensive Zoning Ordinance of the City of Coppell should be
amended in the exercise of its legislative discretion.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF COPPELL, TEXAS:
SECTION 1. That the Comprehensive Zoning Ordinance of the
City of Coppell, Texas, be and the same is hereby amended by
amending the Zoning Map of the City of Coppell, to give the
property hereinafter described, a new zoning district
classification, to wit:
"PD-SF-9" Planned Development District Classification governed
by the Development Plan attached hereto as Exhibit 1 and the
Regulations attached hereto as Exhibit 2. Except as otherwise
provided on Exhibit 1 or in the regulations set out in Exhibit
2, the property shall be governed by the regulations of the
SF-9 District Regulations.
Said property being described as follows:
BEING two parcels of land.
Parcel "A" containing 16.223 acres, more or less, and
described by metes and bounds on Exhibit "A" attached hereto
and made a part hereof and shown on the Site Plan attached
hereto as Exhibit "C" and made a part hereof; and
Parcel "B" containing 21.146 acres, more or less, and
described by metes and bounds on Exhibit "B" attached hereto
and made a part hereof and shown on the Site Plan attached
hereto as Exhibit "C" and made a part hereof.
SECTION 2. That all parts of any ordinance of the city of
Coppell, Texas, in conflict with the provisions of this ordinance
be, and the same are hereby, repealed and all other ordinances or
parts of ordinances of the City not in conflict with the provisions
of this ordinance shall remain in full force and effect.
SECTION 3. That the above described Dr0Dert¥ shall be used
only in the manner and for the purposes provided .for in the
Comprehensive Zoning Ordinance of the city of Coppell, as amended
herein by the granting of this zoning classification.
SECTION 4. That should any paragraph, sentence, subdivision,
clause, phrase or section of this ordinance be adjudged or held to
be unconstitutional, illegal or invalid, the same shall not affect
the validity of this ordinance as a whole or any part or provision
thereof other than the part so decided to be invalid, illegal or
unconstitutional and shall not affect the validity of the
Comprehensive Zoning Ordinance as a whole.
SECTION 5. That any person, firm or corporation violating any
of the provisions or terms of this ordinance shall be subject to
the same penalty as provided for in the Comprehensive Zoning
Ordinance of the City, as heretofore amended, and upon conviction
shall be punished by fine not to exceed the sum of Two Thousand
Dollars ($2,000.00) for each offense, and that each day such
violation shall continue to exist shall constitute a separate
offense.
SECTION 6. It is necessary to give the property described
herein the above mentioned zoning classification in order to permit
its proper development and in order to protect the public interest,
comfort and general welfare of the City. Therefore, this ordinance
shall take effect immediately from and after its passage and
publication of its caption, as the law in such cases provides.

A 37.4 Acre Residential Development
Use Regulations; A building or premise shall be used
only for the following purposes:
Any use permitted in District "SF-18", "SF-12,
"SF-9, Section 29.6, City of Coppell Zoning
Ordinance.
2. Such uses as may be permitted under the provisions
of Specific Use Permits in the SF-18, SF-12 districts.
3. Such uses as specified on the site plan.
12.2
Height Regulations: No building shall exceed thirty-
five (35) feet or two and one-half (2-1/2) stories in
height.
12.3
Area Regulations:
1. Size of Yards:
(a) Front Yard: There shall be a front yard having
a depth of not less than twenty-five (25) feet.
All corner lots shall distinguish the front from
the side yard for setback purposes. No required
parking shall be allowed within the required
front yard, where an alley is provided.
(b) Side Yards; There shall be a side yard on each
side of the lot having a width of not less than
eight (8) feet. A side yard adjacent to a side
street shall not be less than fifteen (15) feet.
(c) Rear Yard: There shall be a rear yard having
a depth of not less than twenty (20) feet.
2. Size of Lot:
(a) The overall development lot size shall average
greater than 8000 square feet (Zoning Area A),
10000 square feet (Zoning Area B).
(b) Lot Width: The width of the lot shall not be
less than sixty-five (65) feet (Zoning Area A),
seventy-five (75) feet (Zoning Area B), eighty-
five feet (85) feet (Zoning Area B, lots
Block F) at the midpoint of the lot depth~~
(c) Lot Depth: The average depth of the lot shall
not be less than one hundred (100) feet.

of Dallas County, Texas, and being more particularly described as
follows:
COMMENCING at an iron rod found at the northeast corner of above
described Tract I, THENCE N. 00°10'23'' E., along the west line of
the said Alfred Logsdon Survey, 296.72 feet to a point;
THENCE N. 88°58'51'' E., 20.01 feet to an iron rod found for
the POINT OF BEGINNING of the said 16.223 acre tract;

EXHIBIT "A"
Minimum Dwelling Size= The minimum floor area of
any dwelling shall be two thousand (2000) square
feet, (Zone Area B), eighteen hundred (1800) square
feet, (Zone Area A), exclusive of garages and
breezeways and porches.
Lot Coverage: In no case shall more than forty (40)
percent (Zoning Area A), thirty-five (35) percent
(Zoning Area B), of the total lot area be covered
by the combined area of the main buildings and
accessory buildings.
12.4
Parking Regulations: Two (2) enclosed parking spaces
per unit behind the front yard line. Off-street parking
spaces shall be provided in accordance with the require-
ments for specific uses set forth in Section 30.
12.5
Type of Exterior Construction: At least eighty (80)
.percent of the exterior walls of the first floor of
all structures shall be of masonry construction exclusive
of doors, windows and the area above the top plate line.
Each story above the first floor of a straight wall
structure shall be at least eighty (80) percent masonry
exclusive of doors, windows and the area above the top
plate line. Stucco type construction is permitted only

corner of Bethel School and Moore Road.
Consideration of a resolution authorizing the Mayor to execute a partial release
of assessment lien under assessment certificate//89-115, releasing the assessment
lien on 5.01 acres out of the original tract owned by Prenfiss-Copley, in
consideration of payment to the City of an additional $5,752.08 on said
assessment certificate//89-115.
Consider an ordinance for Case #PD-108, to change the zoning designation from
PD (Recreation Center), to (PD-LI) Planned Development Light Industrial, on a
parcel of land located on the west side of Denton Tap Road, ;north side of St.
Louis and Southwestern Railroad, south of Bethel Road, and alOng the east side
of Coppell Road, and authorizing the Mayor to sign.
Consider an ordinance for Case//PD-113, to change the zoning designation from
(SF-12) Single-Family-12, to a (PD) Planned Development for Single-Family
development, on a parcel of land located south of Parkway Boulevard, north of
Sandy Lake Road, along both sides of Lodge Road, and authorizing the Mayor
to sign.
Council requested that Items 27A, 27C, 27D and 271-I be pulled for individual consideration.
Mayor Pro Tern Smothermon moved to approve the remainder of the Consent Agenda, Items
27 B, E, F, G, I and J, with Item 27E being Resolution 010891.2, Item 271
g297-A88 and Item 27I being Ordinance # 297-A89.~ Councilman Morton seconded the motion.
The motion carried 7-0 with Mayor Pro Tem Smothermon and Councilmen Weaver, Thomas,
Morton, Cowman, Robertson and Nelson voting in favor of the motion.
