Dear Gary:
I have received your letter dated November 9, 1990, regarding the conditions recommended by the
Planning and Zoning Commission in their approval of our zoning request for the above referenced case.
I would like to comment on three elements of your letter.
It was our intent, as evidenced by my letter dated November 2, 1990, and the notes shown on the face of
the conce t lan, that the regulations associated with an SF-0 distriact apply to this P D, unless specifi-

cai altered This is in conflict with the minimum regulations approved by P&Z concerning maximum Io
coverage and minimum rear setback. The 35% maximum coverage requirement ~s parhcularly trouble-
some, in that 35% of 5,250 square feet is 1,837 square feet. Deducting 400 square feet for a garage
leaves only 1,437 square feet of living area, which would not allow the construction of the minimum 1,600
square foot home.
The other point I would like to clarify concerns the escrowing of funds for the off-site street going to
MacArthur Boulevard. Your letter indicates Mr. Thompson has agreed to set aside "funds needed to
construct the street." So that there is no misunderstanding in the future, it would be more precise to say,
"funds needed to pave the street."
Please let me know if you want to discuss any of these points.

Dear Mike,
This letter is to inform you that your request for approval of a zoning
change, was recommended for approval by a vote of 4-3, by the Coppell
Planning and Zoning Commission on Thursday, November 8, 1990, subject to a
number of agreed to conditions. Among them:
. 139 single-family lots maximum
· 35' maximum height
· 35% maximum lot coverage
· 20' minimum rear setback
· no lot smaller that 50' X 105'
· no lot area smaller than 5250 square feet
· minimum dwelling unit size of 1600 square feet
5' minimum side yard, 15 feet on corner lots
landscaping of linear park
· 6' minimum masonry screening wall around lift station and T.R.A.
property
· minimum finished floor elevation on al
In addition, an alley will not be requ~~'''for~ots 17-46 (those adjacent
to the T.U. electric easeaent). A staj~ered~bnt yard building line will

greater than 1800 square feet· An approximate 50-50 split of 25 vs. 20
foot front yards will be provided throughout. Finally, approval was based
on the applicant escrowing the funds needed to construct the street which

Tuesday, November 27, 1990, at ?:00 p.m. A representative for this case
must be present at the City Council meeting. Failure to represent this
item may result in the denial of this application·
