Dear Mike,
This letter is to inform you that your request for approval of a zoning
change, was recommended for approval by a vote of 4-3, by the Coppell
Planning and Zoning~Commission on Thursday, November 8, 1990, subject to a
number of agreed to conditions. Among them:
. 139 single-family lots maximum
· 35' maximum height
· 35% maximum lot coverage
20' minimum rear setback
· no lot smaller that 50' X 105'
. no lot area smaller than 5250 square feet
· minimum dwelling unit size of 1600 square feet
5' minimum side yard, 15 feet on corner lots
landscaping of linear park
· 6' minimum masonry screening wall around lift station and T.R.A.
property
· minimum finished floor elevation on all lots
In addition, an alley will not be required for lots 17-46 (those adjacent
to the T.U. electric easement). A staggered front yard building line will
be provided on those lots with a 25 foot front yard setback required for
houses of less than 1800 square feet, a 20 foot setback for structures
greater than 1800 square feet· An approximate 50-50 split of 25 vs. 20
foot front yards will be provided throughout. Finally, approval was based
on the applicant escrowing the funds needed to construct the street which
extends from your west property line to MacArthur Boulevard.
The date scheduled for consideration by the Coppell City Council is
Tuesday, November 27, 1990, at 7:00 p.m. A representative for this case
must be present at the City Council meeting. Failure to represent this
item may result in the denial of this application.
