RE: Setback lines, Lot 44, Block E, Gibbs Station, Phase II
Dear Mr. Harfley:
You have requested clarification from my office regarding setbacks required on the above
referenced lot. Basically, the 25 foot setback along Village Parkway has been reduced to
accommodate a decorative metal screening fence
Upon visual inspection of the fence, noting that the property across the canal to the south and
the house across tile canal to the southwest have screening fences identical to the one you have
constructed, and based upon Section 27-2-3, Detail Site Plan Review, paragraph 4, of the City
of Coppell Zoning Ordinance which allows the Director of Planning to authorize minor changes
to PD Districts when the changes do not adversely affect the overall neighborhood, I recommend
that this reduction to the setback for fencing purposes only, be deemed a minor change to the
PD.
That being the case, I would suggest you proceed to the Building Official and request issuance
of the C.O. on this lot.
