Dear Planning and Zoning Oommission,
am writing in response to the notice of public hearing I reoeived
~ ~ #PD-122, which is a request by Heath & Knight Property, Inc. to
rezone the land just south of Allen Road.
As a resident of the lakes of Ooppell and living a .c~. ple of ~
feet from the land in question I feel that the last ~ this area n~c~s ~s
additiom~7 SF-O zon~g, especially in light of the 52' lot widths shown on
Heath & Knights plat plan.
The current trend shows that Ooppell is an inc-,-eesingly desirable
comamity to reside in and with limited land resources the demand will soon out
strip available single family sights, with this in mind it is oert~nly keeping
within the current demand to rezone this parcel from multifamily (MF-2) to
single family zon~g, but not to SF-O.
Look at, for example, the Pecan Hollc~ development which has lots
averaging 85'X 120' in size and home ~rices around $185,000. This is Coppell's
hottest pmoduct right now and is selling at a furious pace. When people in the
Metroplex think of Ooppell this is what comes to mind. It is just that sort of
is oart~nly no shortage of lower cost housing in this city with Grand
offering some 240 lots with home prices starting at $104,000.

The Planning and Zoning Commission of the City of Coppell will hold a
public hearing on the 17th day of October, 1991, at 7:30 p.m. in the
Coppell Town Center, for consideration of a zoning change, Case #PD-122f
(Gibbs Station Addition, Phase II), at the request of Heath and Knight
Properties, from (MF-2) Mutli-Family-2, to (PD-SF-0) Planned Development
Single-Family-O, for the construction of single-family structures, on
property generally described as follows: east of MacArthur Boulevard and
north of Village Parkway. All interested citizens of the City of Coppell
and other parties of interest are invited to attend this public hearing
and participate in the same. Any citizen of the City or other party of
interest may also express his or her opinion concerning the proposed
zoning change request by letter addressed to the City of Coppell, Planning
