Box 478 Coppell, Texas 75019 214-462-0022 Mr. Bill Anderson Dan Dowdey & Associates 16250 Dallas Parkway Suite #100 Dallas, Texas 75248 RE: CASE #PD-129-R (PARKS OF COPPELL - TRACT III) Dear Mr. Anderson: This letter is to inform you that your request for approval of a zoning change, Case gPD-129-R, (Parks of Coppell, Tract III), was approved by the Coppell City Council on October 13, 1992, with the following conditions: 1) single-story houses, not to exceed 25 feet in height, will be built on all perimeter lots, Cowboy Drive, Parkway Boulevard and Denton Tap Road; 2) wall adjacent to high school will be constructed of same color brick; 3) top of scf'eening wall will be a minimum of 8 feet above crown of the high school drive, no side yard fences extending to this wall will exceed that height; 4) 80 residential lots are allowed; 5) maintain open-space area adjacent to the high school property 6) columns of screening wall will duplicate high school columns, if possible; 7) landscaping, irrigation system, and water meter will be installed on school side of wall at developers expense; 8) landscaping adjacent to screening wall will conform to streetscape plan guidelines; 9) concept plan for pedestrian access to high school property including additional landscaping and screening provisions will be finalized prior to final plat submittal; 10) any trees removed as the result of development or construction of homes will be replaced caliper inch per caliper inch, (per the landscape ordinance); 11) 10' utility easement on all non-alley lots; 12) no lot less than 75' wide, all lots at least 9,000 square feet in area; 13) 35' front yard setback on perimeter lots; and 14) approval of grading plans by the City Engineer If you have any questions regarding this matter, please contact me at (214) 462-0639.
