Dear Mr. Sieb:
Reference the Planning and Zoning Commission regular session
at 7:30 P.M., on Thursday evening, January 20, 1994, items
number six (6) and seven (7), pertaining to the public hearing
to consider approval of PD-131 and to consider approval of the
preliminary plat of The Estates of Cambridge Manor.
Our understanding as to the denial of the aforementioned is
primarily due to the following items:
° Beamer Development's preliminary plat also showed
our proposed Phase Two and it featured a six (6)
acre lake. This item caused the P&Z Commission
some confusion and rightly so, therefore, we will
only have our original preliminary plat presented
to the City Council and present Phase Two when we
actually "close" on Ms. Nettle Long's ten (10) acres.
o The request for no alleys is not in keeping with
The City of Coppell's ordinance that requires alleys.
However, we feel strongly that due to the fact that
this is a Planned Development with oversized lots;
a two (2) acre common area; a full basketball court;
a "hike n bike" trail donated to the City; four (4)
highly desirable cul-de-sacs and an abundance of
additional landscaping, we can create a community
absolutely unmatched in the City of Coppell because
from an architectural standpoint coupled with the
one-hundred (100') foot width of our lots we can
give rise to a consistently high quality of lifestyle
utilizing side entry garages.
o We also did not have readily available a professional
architectural landscaping plan for the entrance of
The Estates of Cambridge Manor; the proposed land-
scaping of the cul-de-sacs and a detailed and well
defined rendering of the two (2) acre common area
complete with the amenities that will be included.

Therefore, we would like to make a full-scale presentation
to the Coppell City Council on Tuesday, February 8, 1994.
We are not going to include any portion of our proposed
Phase Two and will present to the City Council the following:
o Full-color renderings of different homes that feature
"side-entry" garages.
Full-color slides of "swing-in"; "front-entry" and
"side-entry" homes located in Coppell, Texas.
o Full-color slides of the actual two (2) acres of
common area that will be included in our community.
o Professional architectural landscaping renderings
that will showcase the following items:
a. Entrance to The Estates of Cambridge Manor.
b. All four (4) cul-de-sacs located in The
Estates of Cambridge Manor.
c. The two (2) acre common area with additional
landscaping.
d. An enlarged rendering of the full basketball
court complete with proposed landscaping
surrounding same.
