Beamer Development, Inc., would like to respectfully request
that the brick pavers tentatively scheduled to be installed
at the entrance to The Estates of Cambridge Manor be deleted
for the following reasons:
Beamer Development purchased .510 acres due west
of our original entrance in an effort to make our
main entrance safer and more aestheticly pleasing
for both citizens and residents. We used the entire
.510 acres for our main entrance and did not request
an increase in residential lots, which has remained
at forty-six (46) for our first phase. Due to the
fact that Deforest Road is narrow, this acquisition
will considerably ease entering and exiting The
Estates of Cambridge Manor.
~ By acquiring this .510 acres the entrance to The
Estates of Cambridge Manor has doubled to approximately
one hundred sixty-two (162') feet in width. The depth
of our entrance has remained the same, two hundred
sixty-two (262') feet. By widening our entrance two-
fold it has increased our landscaping dramatically,
which is now well over one hundred thousand ($100,000)
dollars, which does not include the stone and/or brick
entry features.
Although the brick pavers are characteristically
considered distinctive and represent quality, we feel
that our entrance will be "far-and-away" Coppell's
very finest as evidenced by our final landscaping
plans submitted to The City of Coppell.

Ken, in closing, please keep in mind that Beamer Development
would not request the deletion of the brick pavers had we not
added additional landscaping to our cul-de-sacs; common areas;
lake area and, of course, our main entrance.
