Dear Mr. Sieb:
Reference our meeting on Friday morning, September 26th, 1997, on the property of The
Estates of Cambridge Manor, to discuss finalizing landscaping as outlined in the concept
renderings/drawings attached to the City of Coppell Ordinance Number 91500-A-67, dated
August 9th, 1994.
Pursuant to that meeting and other discussions regarding concept renderings/drawings, the
following is hereby presented for your final approval:
a. EXHIBIT 'B" of ORDINANCE 1WLIMBI~ 91500-A-67.
° ENTRY PLAN VIEW/ENTRY SKETCH. The entire entry concept
rendering has been upgraded by an additional one-half (~&) acre due
west of original plat (see Exhibit "C" - FINAL PLAT), which has been
utilized for only the entry to The Estates of Cambridge Manor (see letter
dated September 7th, 1994 - Ken Griffin).
° TYPICAL ISLAND/ISL.~ND SECTION. All three (3) islands/cul-de-sacs
have been complied with per the original concept drawing. Additionally,
we have installed ophiopogon, red canna's, boxwoods and periodic annuals
on each of the three (3) island sections (see Exhibit "B2" - TYPICAL
ISLAND/ISLAND SECTION).
o CO1VhMON AREA. We installed a complete irrigation system running east/
west in the three (3) acre common area plus approximately one-thousand
dollars ($1,000.00) worth of landscaping around the perimeter of the entire
basketball court. The attached concept rendering shows a ten foot (10')
hike-n-bike easement running from the west end to the east end of this
three (3) acre common area. This easement is shown in the concept render-
ing on the southern perimeter of the common area and that is why we opted
to plant shrubs around the basketball court rather than around the area where
The City could pour a ten foot (109 concrete hike-n-bike trail. Therefore,
we would like to propose planting four (4) cedar elm trees along with twenty
(20) five-gallon redbuds on the southern end of the three (3) acre common
area as outlined in the attached concept rendering of same (see Exhibit "BY'
COMMON AREA).

° LAKE COMMON AREA. Although we have invested approximately
eleven thousand dollars ($11,000.00) in an irrigation system surrounding
the perimeter of the six-acre common area lake, we are willing to plant
the following exactly as shown in the attached concept rendering:
SECTION NUMBER ONE. Two (2) cedar elm trees and five (5) five-
gallon redbud trees.
SECTION NUMBER TWO. Two (2) cedar elm trees and five (5) five-
gallon redbud trees.
SECTION NUMBER THREE. Two (2) cedar elm trees and three (3)
five-gallon redbud trees.
SECTION NUMBER FOUR. Two (2) cedar elm trees and three (3)
five-gallon redbud trees.
SECTION NUMBER FIVE. Two (2) cedar elm trees and three (3)
five-gallon redbud trees.
Additionally, we will hydromulch the entire perimeter of the six-acre
lake. (see Exhibit "B4" - LAKE COMMON AREA).
Mr. Sieb, in closing, please review the attached concept renderings/drawings and if approved,
plea.se send me a letter of approval so that we may move forward with these plans.

Beamer Development, Inc., would like to respectfully request 'y-
that the brick p~vers tentatively scheduled to be installed
at the entrance to The Estates of"Cambridge Manor be deleted
for the following reasons:
Beamer Development purchased .510 acres due west
of our original entrance in an effort to make our
main entrance safer and more aestheticly pleasing
for both citizens and residents. We used the entire
.510 acres for our main entrance and did not request
an increase in residential lots, which has remained
at forty-six (46) for our first phase. Due to the
fact that Deforest Road is narrow, this acquisition
will considerably ease entering and exiting The
Estates of Cambridge Manor.
" By acquiring this .510 acres the entrance to The
Estates of Cambridge Manor has doubled to approximately
one huudred sixty-two (162') feet in width. The depth
of our entrance has remained the same, two hundred
sixty-~wo (262') feet. By widening our entrance two-
fold it has increased our landscaping dramatically,
which is now well over one hundred thousand ($100,000)
dollars, which does not include the stone and/or brick
entry features.
° Although the brick pavers are characteristically
considered distinctive and represent quality, we feel
that our entrance will be "far-and-away" Coppell's
very finest as evidenced by our final landscaping
plans submitted to The City of Coppell.

Ken, in closing, please keep in mind that Beamer Development
would not request the deletion of the brick pavers had we not
added additional landscaping to our cul-de-sacs; co~on areas;
lake area and, of course, our main entrance.
