BOX 478  COPPELL, TEXAS 75019 April 21, 2000 Mr. Ted Pittrnan SCI Denton Tap, Ltd. 11551 Forest Central Drive Dallas, TX 75243 RE: PD-133R2, Magnolia Village Dear Mr. Pittman: This letter is to inform you that Case No. PD-133R2, Magnolia Village (known as Magnolia Park). amendment to the planned development conditions to attach a detail site plan to allow the development of 15,600 square foot retail building on approximately 2.10 acres of property along the west side of N. Denton Tap Road and south of the S.H. 121, was recommended for approval by the Coppell Planning and Zoning Commission on Thursday, April 20, 2000, subject to the following conditions: 1) The monument sign being limited to four feet in height, and a maximum of 40 square feet. 2) Manufacture's specification of brick color. 3) All site lighting shall be down light type. 4) Trees shall be added to the planting islands located adjacent to the north and south property lines and adjacent to the west side of the building. 5) All mechanical equipment shall be screened from public view. 6) The raceway of the signage shall match the material on which it is mounted; i.e., bronze on brick, off-white on EFIS. 7) The elevation(s), Site Plan and Landscape Plan shall be attached as conditions to the PD amendment. The date scheduled for consideration by the Coppell City Council is Tuesday, May 9, 2000, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to represent this item may result in the denial of this application. City Council has instructed staff to include in its agenda packets only those items that accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore, please revise and/or submit to the Planning Department 17 folded copies of the all exhibits on or before 12 noon~ Wednesday~ April 26th.
