1. Site Plan:
· Brick pavers at are required at the driveway, as specified in the
Streetscape Plan, Section VIII.B.
· Need materials, colors, height and elevations of required screening
wall along the west property line.
· Need distances to nearest cross street.
· Need lighting facilities, security lighting screening and glare shades.
· Need existing and proposed utility easements.
· Existing and proposed waterlines, sanitary sewer lines and storm
drainage.
· Topography with a contour interval of two feet or less.
2. Floor Plan: Understanding that the floor plan is conceptual at this time,
it must be noted that the "donut palace(s)" would be considered a
restaurant, and therefore requiting a Special Use Permit. Also, the
restaurant will require parking to be provided at a ratio of 1 space per
100 square feet.
3. Signage:
Detached Signs - Per Section 29-4-2.(B), on sites greater than two (2)
acres, a maximum of one (1) sign is permitted, with a maximum height
of 6 feet and max. size of 60 square feet, and must be setback 75 feet
from property line (other than street). The sign proposed south of the
driveway needs to be eliminated. Also, a justification for requesting the
maximum size and height of the sign is requested.
· As indicated on the sign elevation, the letters are proposed to be
channel set letters, however, the color of the letters need to be black,
while or another neutral color, per the CIVIC report.
· Which brick material is intended for the monument sign?
Attached Signs - Need to indicate color, size and type of attached signs.
4. Elevations: The color board indicates seven (7) building and accent
materials and colors for the exterior of this building. It is recommended
that the number of materials and the colors be reduced.
· A minimum of 80% of the exterior elevations are required to be
masonry. Per Section 32-80, of the Zoning Ordinance, masonry is

defined exclusive of concrete blocks (CMU) and Stucco (E.F.I.S.).
Calculations must be provided verifying the compliance with the
masonry requirement.
· The color board submitted indicates that the main brick color is
proposed to be a cream color, and the accent is a reddish brown
brick. It is recommended that the darker brown be the main brick
color with the lighter as an accent material.
· As discussed in the CIVIC report, awnings are appropriate in
commercial areas to add accent colors. However, the awnings are to
be of canvas, in a deep or neutral color. The color board indicates
light brown awnings and gray canopies. It is recommended that the
awning and canopies be the same color and in a deep or neutral
color.
· Consideration may also be given to the aluminum store front to be
dark bronze instead of light gray.
5. Iamdseape Plan: It appears that approx. 33 % of the site is landscaped,
however, need total landscaped area calculations.
· Perimeter landscaping:
· Drake Elm not on Plant Pallette, should be replaced with Cedar
Elm trees. Per the Streetscape Plan, along Denton Tap Road,
Cedar Elm should be used for a minimum of 40% of the street
trees. Trees in this Primary Image Zone must be planted one per
40 linear feet, requiring 9 trees versus 7 indicated on the
Landscape Plan.
· Along the southern property line, there is only 259 linear feet,
requiring 5 verses 7 trees.
· Interior Landscaping:
· Per Section 34-1-803)(3) - Single Row of parking shall have
landscape islands separated no more than 15 spaces or less than $
spaces. The landscape island north of the handicapped spaces
needs to be relocated a minimum of one parking space to the
south.
· Non-vehicular Landscaping
· The calculations indicate that they are providing 332 less
than required, the plan indicates short fall of approx.
3,000 square feet, this landscaping requirement must be
met. An individual illustration of where the non-vehicular
landscaping is location would be helpful.

Note:
A. Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. Should applicant disagree with staff comments please provide reasons why
staff recommeildations should not be followed when you attend the April 6th Development
Review Committee (DRC) meeting.
B. Each applicant will bring one new set of revised plats and plans to the April 6th DRC meeting.
Applicants will be asked to show, explain and defend any revision. An Engineer for the project or
other representative is urged to attend the meeting.
C. Applicant will have till noon Tuesday, April 11" to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department
