Dear Mr. Gillen:
This letter is to inform you that Case No. PD-109R2. Oakbend Addition. zoning change request for property
zoned PD-SF-9 (Planned Development, Single Family-9), to amend the development conditions for Lot 53,
Block A, to reduce the side yard setback from 8' to 5' and to allow- the construction of a detached 3-car garage
and the conversion of the attached garage into a bedroom with a family room on the second floor on prope~'
located at 722 Beal Lane, was recommended for approval by the Coppell Planning and Zoning Commission on
Thursday, June 17, 1999, subject to the following conditions:
1) The addition and detached garage will each have a minimum of 80% masonry. The brick, trim and
shingles used in the garage and house addition will match the existing colors.
2) The 8' side yard setback will be reduced to 5'.
3) The 3-car detached garage will be allowed.
The date scheduled for consideration by the Coppell City Council is Tuesday, July 13, 1999, at 7:30 p.m. A
representative for this case must be present at this meeting. Failure to represent this item may result in the
denial of this application. We need by 12 noon, Tuesday, June 29th, 17 additional copies of the Residence
Addition Floor Plan, Residence Elevations, Site/Garage Floor Plan, Garage Elevations and Letter from the HOA
to fom'ard on to Council.
