SUBJECT: Amendment to PD-SF12 (The Estates of Cambridge Manor)
TO: All Members of the DEVELOPMENTAL REVIEW COMMITTEE
Ladies and gent£emen, to support our request to have the
property line on the east sideyard of LOT 7/BLOCK "B"
changed from the existing thirty feet (30') to fifteen
feet (15') so that the builder (Brentwood Builders) may
install an eight foot (8') board-on-board fence at the
east property line, the following information and photos
are hereby submitted for your information:
I) The home being constructed due south of this
lot will be setback approximately eighty feet
(80') from the curb and will not adversely
affect the view nor safety of these residents.
(Please see attached plot plan of LOT 8/BLOCK "B")
2) The residents of LOT 8/BLOCK "B", Maria & David
Colondres, have agreed to sign a letter/document
that will proclaim their approval of the fence
on LOT 7/BLOCK "B" being installed/erected at
the property line.
3) The residents of LOT 7/BLOCK "B", Diane & Mark
Oosthulzen, have two (2) small chi£dren and wou~d
like to bui£d a play area for their children with
the extended area that the installation of the
fence at the property line will afford them.
4) The Estates of Cambridge Manor Deed Restrictions
call for all fences be eight foot (8') board-on-
board with brick columns/pillars every sixteen
feet (16') on all corner lots. Additionally,
the deed restrictions clearly state that fences
cannot be painted in an effort to maintain the
integrity of the community and make aZ1 fences
aesthetically pleasing for all residents and
visitors.

5) There will be only one (1) home constructed that
will face the fence (LOT 1/BLOCK "C") and regard-
less of whether the fence is at the property line
or set-back fiftten feet (15'), the result wi££ be
the same simply because LOT 7/BLOCK "B" is a corner
lot.
6) The attached photos are intended to clearly depict
that in virtually every community in Coppell, there
are fences that face the front elevation of single-
family dwellings. It is an unavoidable situation
and dilemma that faces all communities.
7) We have another lot in The Estates of Cambridge Manor
that has a thirty foot (30') building line on two (2)
sides, to wit; LOT 4/BLOCK "B". We are not changing
this double building £ine due to the fact that it is in
a high traffic area in the community, whereas LOT
BLOCK "B" is only three (3) ~ots away from a "dead-end"
street and is not as visible in the community.
In closing, I feel that Beamer Development should not have requested
a thirty foot (30') building line on two (2) sides of LOT ?/BLOCK
"B" and we will scrutinize all future plats more closely. But the
bottom-line is: We made a mistake, but keep in mind that it is
our first community and when its said an done, it will be COPPELL'S
FINEST - PERIOD.
