Dear Mr. Sieb,
This letter is in regard to our meeting of December 12, 200I, and to confirm the desires of the
Coppell Greens Homeowners Association.
1. Argus Development is to comply with the requirements set forth by the City of Coppell
Planning Depaximent for Phase Two Common Area 45X. The Developer will grade,
irrigate and hydromulch the common area. This cost is to be paid by Argus Development.
2. The Declarations of Covenants requires that fencing on Open Space Lots be constructed
of tubular steel fencing along any common property line with an Open Space Easement.
Since many fences facing 45X are already built with wood, we suggest that any
homeowner be allowed to have either tubular steel or wood ~bnces.
3. Only about half of the homes are in compliance with the 10-foot "Open Space Easement,"
thereibre, in order to be ~hir with all concerned, we request that all homeowners be
allowed to have their rear fence located on their rear property line where practical. This
would apply to all lots (primarily Lennar Homes) where there is a 10-foot Open Space
Easement. Since Fuller Homes is in default, the cost of engineering and PD changes is to
be paid by Fuller Homes or Argus Development.
