Dear Madam/Sir:
This letter is to inform you that Case No. PD-133-HC-R3, Community Credit Union, zoning
change request from PD-133-HC (Planned Development-133, Highway Commercial) to PD-133-
HC-R3 (Planned Development-133-Highway Commercial, Revision 3) to allow the development of
an approximately 6,000 square-foot financial institution on approximately one-and-a-half acres of
property located at the southwest comer of S.H. 121 and Denton Tap Road, was recommended for
approval by the Coppell Planning and Zoning Commission on Thursday, November 15, 2001,
subject to the following conditions:
SITE PLAN:
1) Verification from TxDot that the driveway offS.H. 121 will be permitted,
and if a deceleration lane will be required to serve that driveway.
LANDSCAPE PLAN:
1) Rectify the inconsistencies between the caliper inches of the trees as
stated on the landscape plan and those identified on the plant list.
ELEVATIONS:
1) Revision to the monument sign to be externally illuminated.
The date scheduled for consideration by the Coppell City Council is Tuesday, December 11,
2001, at 7 p.m. A representative for this case must be present at this meeting, which will be held
in Council Chambers at City Hall. Failure to represent this item may result in the denial of this
application. City Council has instructed staffto include in its agenda packets only those items that

accurately reflect conditions as recommended by the Planning and Zoning Commission. Therefore,
please revise and/or submit to the Planning Department 16 folded copies of all exhibits on or before
12 noon~ Wednesday~ November 28tl~. Also, please submit one (1) 8 1/2 x 11 paper reduction of
each revision.
