Will comply. Drawings revised. 2. Two copies provided at DSC review meeting. Do we require 14 copies on October 9tn ? 3. Per survey, no additional ROW required. Plans have been revised and ROW designation has been removed. 4. 50 foot landscape bur[er has not been provided. Plans reflect a 25 foot landscape buffer on both the Denton Tap and S.H. 121 frontage, which is lO feet more than the minimal requirement. 5. The mutual access easement does not line up with the mutual access easement to the south. We are 54 feet from the street curb line whereas the MAE on the property to the south is approximately 60 feet from the curb. We feel this 6 foot differential does not constitute a traffic hazard and therefore should be allowable. 6. Please note new setback line configuration that indicates 20'-0" clearance from adjacent southern residential property. 7. Configuration of stack space with angled drive-thru does not allow all lanes to have equal stack space. However, the stack space capacity is 33 cars, an average of more than 6 cars per lane, which is more than adequate. The Credit Union can control car entry through the use of open/closed lights on the canopy. This situation is not uncommon. The initial proposed site layout (16 August 2001 - copy attached), provided for equally distributed lanes. However, this plan concept was discarded in favor of the current plan at the city's request in order to locate the drive-in at "the rear of the property". 8. Will comply. Current landscape architect does not have capability of preparing CAD drawings and/or jpg. & PowerPoint ready drawings. We are looking at obtaining this from another landscape architect. 2. Drawings to be revised for October 9th ELEVATIONS: 1. Will provide data. 2. We have provided a note on the drawings with regard to site lighting near the homes. There will be no wall-mounted signs on the "rear" canopy or building facing the homes. (See West Elevation C-1 on Sheet 3) 3. We will be bringing brick colors for discussion in conjunction with item #4. A color board will be prepared for the October 9th submission. 4. Community Credit Union is willing to make changes to their corporate branch design in order to meet the spirit of the city's design intent. This is primarily through the removal of the luminous canopy over the drive-in facility and making the exterior brick color to be predominantly red and of a darker hue. We are hopeful that an agreement can be reached to enable us to have revised elevations and color boards for the October 9th submission. FIRE PREVENTION REVIEW COMMENTS: 1. Building can be reached within 150' from the Denton Tap fire lane. Building can be reached within 160' of S.H. 121 fire lane. Providing a fire lane completely around the site would require either the purchase of more land, or the Credit Union reducing their drive-in to only four lanes plus the ATM. This item needs to be discussed for an alternate resolution. 2. Minimum radius for fire lane has been provided and so indicated on revised drawings. 3. We will provide additional fire hydrants. Will the Fire Department advise us as to the locations on the site with respect to adjacent properties? We will revise drawings based on city requirements. 4. Will comply. Building will have automatic fire sprinkler system. BUILDING INSPECTION REVIEW COMMENTS: 1. See revised site plan with rear building setback. Canopy does not extend over setback lines. ENGINEERING REVIEW COMMENTS: 1. Will comply. Drawings have been revised. 2. Will comply. A deceleration lane has been indicated on the site plan. This lane will have to be coordinated with the property development to the west. Who paW for this deceleration lane since it would encompass two properties? 3. We have been unable to obtain this verification. Can you assist us in answering this question ? 4. Please see Utilities Concept Plan for proposed relocation. Is this location acceptable? 5.
