LANDSCAPE PLAN:
1. Verify the Common Names and the Latin Name of the proposed plant materials, there
appears to be inconsistencies with the proposed plant list and the City's adopted plant
palette. The complete plant palette was provided with previous DRC Comments faxed
to you on September 28th.
2. Common names are normally used on the Landscape Plan, with the Latin names only in
the table of Plant materials and quantities.
3. Need to delineate the location of the landscape materials, especially around the
monument sign.., several plant types are shown, but the arrows are not pointing to
anything. At a minimum, delineate area of the planting beds.
4. Remove the boulders from the landscape plan.
5. Verify that the calculations for the perimeter landscaping along the street frontages
includes 15 feet of perimeter and the 10 additional feet is being used to fulfill the
requirements of the non-vehicular landscaping.
6. Daylilly (flowers) do not need to be specified on the landscape plan - a note stating
seasonal color, etc. would suffice. However, need to delineate area of planting beds.
7. Interior Landscaping: need to provide two additional over-story trees near the monument
sign to provide for one tree at the end of each row of parking.
8. Need to rectify the differences between the quantities of trees indicted in the plant list (39
3 & 4 inch caliper trees) and the tree count in the landscape calculations, where it states
that a total of 46 trees are provided, and it appears that there are 38 (3 &4" caliper) trees
on the Landscape Plan.
Note:
A. Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. ShouM applicant disagree with staff comments please provide
reasons why staff recommendations should not be followed when you attend the
November 1~t Development Review Committee (DRC) meeting.
B. Each applicant will bring two new sets of revised plats and plans to the November Ist
DRC meeting. Applicants will be asked to show, explain, and defend any revision. A
representative for this project is required to attend the meeting.
C. Applicant will have till noon Tuesday, November 6th, 2001 to resubmit fourteen (14)
folded copies of revised plans, three (3) reduced paper copies (8 1/2 X 11) and a JPEG
file or PowerPoint Slide of each exhibit to the Planning Department.
