PLANNED DEVELOPMENT DISTRICT
A. Use Regulations: A building or premise shall be used only for the following purposes:
I. Any use permitted in "SF-7" District.
2. Single family attached dwelling units, provide that the dwelling unit is
attached to no more than one other dwelling unit, and provided that no
dwelling unit is contructed above another unit.
3. Home occupations.
4. Such uses a may be permitted under the provisions of special use permits in
the Section 30-5 and 30-6.
B. Height Reeulations: Thirty-five (35) feet, no more than two and one-half (2-1/2)
stories high.
C. Area Remflations:
1. Minimum Size of Yards:
(A) Front Yard: Fifteen (15) feet; however, a twenty (20) foot building line
shall be observed for the structure or portion of a structure accommodating
the required off-street parking spaces when the structure or portion of a
structure faces onto and has vehicular access from a street.
(B) Side Yard: No interior side yard is required for dwelling units, however,
a building separation of ten (10) feet shall be observed between structures
containing more than one dwelling unit.
A side yard adjacent to a street shall not be less than fifteen (15) feet.
Side yard for non-residential structures shall not be less than twenty-five
(25) feet. Any required off-street parking within the side yard area on a
corner lot shall observe a twenty (20) foot side building line.
(C) Rear Yard: There shall be a fifteen (15) foot minimum rear yard as
measured from the property line on a platted lot, or twenty (20) feet
separation between other townhouse structures located on the same lot.
There shall be observed a rear yard of twenty (20) feet for any off-street
parking area or structure located in the rear yard having a vehicular
access from a dedicated alley. Non-residential structures shall not be
closer than twenty-five (25) to an adjacent street.
2. Minimurn Size of Lot:
(A) Lot Area: Three thousand seven hundred (3,700) square feet.
(B) Lot Width: Thirty-seven (37) feet.
(C) Lot Depth: One hundred two (102) feet.
D. Minimum Dwelling Size: Not less than nine hundred (900) square feet, exclusive of
garages, breezeways, and porches.
E. Lot Coverage: In no case shall more than seventy (70%) percent of the total lot
area be covered by the combined area of the main buildings and accessory
buildings.
F. Parking Regulations: One (1) enclosed off-street space per unit located behind the
front yard line. Off-street parking spaces shall be provided in accordance with the
requirelnents for special uses set forth in Section 31. Where lots are adjacent to an
alley, the enclosed parking area must be accessed off the alley only. No parking shall
be allowed within the front yard.
G. Type of Exterior Construction: At least eighty (80%) per cent of the exterior walls
of all structures shall be of masonry construction (see Section 42-80) exclusive of
doors and windows, and the area above the top plate line. Each story above the first
floor of a straight wall structure shall be at least eighty (80) percent masonry
exclusive of doors, windows, and the area above the top plate line.
H. Outside storage areas shall be enclosed and screened from public view.
I. Mechanical Equipment: Mechanical equipment shall be constructed, located and
screened so as not to interfere with the peace, comfort and repose of the
occupant(s) of any adjacent building or residence.
SHERWOOD PARK
A tract of land situated in the City of Coppell, Dallas County, Texas, and lying in the
Alfred Logsdon Survey, Abstract No. 783, being more particularly described as
follows:
BEGINNING at the point of intersection of the Southerly right-of-way line of Parkway
Boulevard with the Westerly right-of-way line of Lodge Road as shown on the plat of
Sherwood Park Addition, an addition to the City of Coppell as recorded in Volume
84040, Page 3032, of the Map Records of Dallas County, Texas, said point also being
the Northeast corner of Parkview Addition, an addition to the City of Coppell as
recorded in Volume 88081, Page 1944, of the Map Records of Dallas County, Texas;
THENCE, along the Southerly right-of-way line of Parkway Boulevard, South 63° 48'
34" East a distance of 25.01 feet to a point for corner;
THENCE, North 27° 40' 55" East a distance of 74.00 feet to a point for corner in a
curve to the left having a tangent bearing at that point of South 57° 08' 18" East,
said point being within the Northerly right-of-way line of Parkway Boulevard;
THENCE, along the Northerly right-of-way line of Parkway Boulevard, the following:
Along said curve to the left, having a central angle of 15 o 12' 46" and a radius
of 1165.84 feet, an arc distance of 309.55 feet to the end of said curve at the
point of beginning of a second curve to the left;
Along said second curve to the left, having a central angle of 17° 43' 54" and
a radius of 1,770.00 feet, an arc distance of 547.78 feet to the beginning of
a line at the end of said curve;
North 89° 55' 02" East a distance of 286.16 feet to a point for corner in the
Easterly right-of-way line of Moore Road;
THENCE, along the Easterly right-of-way line of Moore Road, the following:
South 15° 22' 28" East a distance of 427.78 feet to the beginning of a curve
to the right;
Along said curve to the right, having a central angle of 15° 50' 16" and a
radius of 1,530 feet, an arc distance of 422.92 feet to the end of said curve;
South 0° 27' 48" West a distance of 441.75 feet to a point for corner;
THENCE, South 88° 58' 51" West a distance of 1,340.13 feet to a point for corner
in the centerline of the right-of-way of Lodge Road;
THENCE, along the centerline of the Lodge Road right-of-way, North O0° 10' 23" East
a distance of 1,118.51 feet to a point for corner;
THENCE, South 89° 03' 33" West a distance of 25.01 feet to a point for corner in
the Westerly right-of-way line of Lodge Road;
THENCE, along the Westerly right-of-way line of Lodge Road, the following:
North 0° 10' 23" East a distance of 195.97 feet to a point at the beginning of
a curve to the right;
Along said curve the right, having a central angle of 27° 23' 18" and a radius
of 309.23 feet, an arc distance of 147.82 feet;
