RE: Case No. PD-152R, Upper Image Car Wash
Dear Madam/Sir:
This letter is to inform you that Case No. PD-152R, Upper Image Car Wash, zoning change for
property zoned PD-C (Planned Development, Commercial) by amending the Planned
Development to permit a 3,498 square foot self-service car wash building and a 1,680 square
foot drying shed on property located on the west side of MacArthur Boulevard, approximately
1,014 feet north of Beltline Road was recommended for approval by the Coppell Planning and
Zoning Commission on Thursday, August 21, 1997, subject Engineering comments (attached)
and the following conditions:
1. Submittal of an irrigation plan.
2. Increase the landscaping by 300 square feet.
Revise color of attached sign to reflect the C.I.V.I.C. recommendation of white,
black or neutral colors for bacldit plastic attached signs.
Substitute Andora, Blue Rug, and Wiltoni Juniper with a Juniperus Horizontalis
or Procumbens, as well as replace the Bradford Pear with the Aristocrat Pear.
5. Hours of operation be limited to 6 a.m. - 11 p.m. Sunday through Saturday.
Lighting to match existing facilities on site -- minimum lighting for landscaping
and security of facility after hours.
The facility be manned by a uniformed, identifiable employee a minimum of eight
hours per day.
As a matter of information, approval of the building elevations by the Riverchase Architectural
Review Board needs to be acquired.
The date scheduled for consideration by the Coppell City Council is Tuesday, September 9,
1997, at 7:30 p.m. A representative for this case must be present at this meeting. Failure to
represent this item may result in the denial of this application. City Council has instructed staff
to include in its agenda packets only those items which accurately reflect conditions as
recommended by the Planning and Zoning Commission. Because of the Labor Day holiday,
the submittal deadline for revised drawings is 12 noon, Wednesday, August 27, 1997.
Therefore, please submit 17 folded copies of the revised drawings, plus three 8 1/2" x 11" paper
reductions on or before that date.
The drawings which require change in order to comply with Planning and Zoning
recommendations are: Site Plan, Building Elevations, attached Sign Elevation and Landscape
Plan.

1. Provide a letter from owner of Sonic agreeing to the closure of access point located at the
southeast comer of this development.
2. Provide utility and drainage plans.
3. Roadway Impact fees are required.
