COMMENT STATUS: ,/'PRELIMINARY
Site Plan
1. Need wastewater access device on 4" sanitary sewer.
2. Will need Reduced Pressure Zone Assembly if have shop sink in work area.
3. Provide drainage plans.
4. The deceleration lanes and fire lane must be built when the first property develops.
5. Water, sewer & Roadway impact fees will be required.
6. Show dimension between the southern landscape buffer and the A/C screening wall.
7. Label 15' easement on the east side of site.
8. Meter sizes are inconsistent with the Master Irrigation Plan.
9. Monument sign location is inconsistent with the Landscape and Irrigation Plan.
10. Need minimum 24' width for access on east side of building.
11. Sidewalk Across lot 2 will need to be rebuilt when the deceleration lane is built.
12. Show 20' drainage easement on the west side of the building.
Landscape Plan
1. Show visibility sight triangles at all ingress/egress points.
2. Monument sign cannot encroach into the 15' easement.
Irrigation Plan
1. Plan must be sealed by a Licensed Irrigator, not a Landscape Architect.
2. Monument sign cannot encroach into the 15' easement.
