In practical terms the proposed changes under consideration on July 17, if approved, will not affect existing homeowners in Villages of Coppell, Raintree Village or Parkwood. The purpose for eliminating the Single-Family Residential Zero-Lot-Line (SF-0) District is to preclude future applications for that zoning district by developers of vacant acreage. Replacing the SF-0 District with a Planned Development (PD) District for single-family residences in neighborhoods already developed with single-family homes changes the zoning in name only. The reason for doing even that is to make it possible for the City to delete the SF-0 District from the Zoning Ordinance, thereby removing it from possible future application.
