Shelton 639 Allen Road Coppell TX 75019 re: July 17 Planning & Zoning Commission Meeting Dear Mr. Shelton: Thank you for your response to our recent notification of public hearings. The proposals under consideration July 17 involve no undeveloped land. Therefore, if approved, they will not increase the number of townhouses or apartments in Coppell. In certain neighborhoods currently zoned for townhouses, such as Parkview, Park Meadow, Sherwood Park and a portion of Woodridge, changing the existing zoning will prevent future redevelopment for townhouse purposes of the single-family housing in those neighborhoods. Also, changing zoning in your neighborhood (as well as in Raintree Village and Parkwood) from Single-Family Residential Zero-Lot-Line (SF-0), to a Planned Development (PD) district for single-family residences will not prevent an individual from buying a lot and building a house independent of a homebuilder. Lots are not always available for purchase as vacant property, but zoning is not the governing factor. For example, I should be surprised if an individual could not purchase a lot for a custom home in the Estates of Cambridge Manor on DeForest Road. The zoning of that property is Planned Development (PD). Please call, if I have raised more questions than I have answered.
