1. Your request to waive the masonry requirement for the proposed carport will be
forwarded to both the Planning and Zoning Commission and City Council. As
you well know, staff does not have the authority to waive the requirement.
However, staff can not support this request for a number of reasons. First of all,
the masonry recommendation was based on a study done by a special committee
produced in the summer of 1996. Second, from an aesthetic standpoint, a
combination of brick and wood structure not only would complement the main
residential house but also would be considered a positive contribution to the
neighborhood. While a metal or wooden structure not only would not match the
existing home it could negatively impact the community. Staff is cognizant of the
monetary expense involved the construction of a brick/wooden structure but from
staff perspective, the property owner would be adding value to the property.
2. On your 9/22/99 drawing, shouldn't there be a post at the northwest comer of the
existing cement slab? If so, revise the exhibit.
3. Revise your 8/9/99 drawing depicting front and east view of the carport. Please
redraw the exhibit clearly showing the rear property line and alley pavement.
4. Provide name of city where the comparable carport is located.
5. A reminder, that the zoning change request sign must be posted on the property
on site by October 11 t~ and must remain on site through November 9th.
Note:
A. Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. Should applicant disagree with staff comments please provide reasons why
staff recommendations should not be followed when you attend the October 7th Development
Review Committee (DRC) meeting.
B. Each applicant will bring one new set of revised plats and plans to the October 7th DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the
project or other representative is urged to attend the meeting.
C. Applicant will have till noon Tuesday, October 12th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department
