1. This particular single family planned development allows all garages and carports
be set back from the rear property line a minimum of 3 feet. Indicate on exhibits
both rear and side yard setbacks.
2. Furnish an overall site plan of the subdivision. Contact Planning Department for
a copy.
3. Masonry used on accessory structures shall closely resemble in color, size, mortar
and jointing, masonry used on the existing principal structure. On lots where the
principal building was constructed prior to December 8, 1983, 80% masonry shall
not be required. The addition of an accessory structure, however, shall not reduce
for all structures combined the percentage of exterior walls consisting of masonry
construction.
Applicant indicates that the brick percentage on the main residential structure
amounts to approximately 47%. The applicant will have to provide the same
percentage of brick on the proposed carport structure. Applicant may want to
brick the columns or brick the utility shed facade or provide a combination brick
columns and brick faqade. Staff can not support this request if applicant does not
comply with the brick requirement.
4. Bring to the September 2"a DRC meeting a color board with samples of all
exterior-building materials.
5. A reminder, that the zoning change request sign must be posted on the property
no later than September 6th and remain on site through October 12th.
Note:
A. Please revise plats, site plans, landscape plans, and building elevations based on staff
recommendations. Should applicant disagree with staff comments please provide reasons why
staff recommendations should not be followed when you attend the September 2nd Development
Review Committee (DRC) meeting.
B. Each applicant will bring one new set of revised plats and plans to the September 2"4 DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the
project or other representative is urged to attend the meeting.
C. Applicant will have till noon Tuesday, September 7th tO resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department
