PD145R2-DR 990729 City of Coppeil Development Review Committee Comments Planning Department PD-145R2, Woodridge Section Five, A Single Family Planned Development Amendment DRC Date: July 29, 1999 Planning & Zoning Commission Meeting: Aug. 19, 1999 City Council Meeting: September 14, 1999 1. This particular single family planned development allows all garages and carports be set back from the rear property line a minimum of 3 feet. Provide sufficient justification why you are not able to observe this rear setback. 2. Furnish an overall site plan of the subdivision. Contact Planning Department for a copy. 3. Provide a catalog or pamphlet of the types of carports built by Tuff Shed. Is the enclosed utility area indispensable? 4. Verify that the gable roof has a minimum pitch of 4:12 and not more than 6:12. Indicate the pitch on the elevations. 5. Masonry used on accessory structures shall closely resemble in color, size, mortar and jointing, masonry used on the existing principal structure. On lots where the principal building was constructed prior to December 8, 1983, 80% masonry shall not be required. The addition of an accessory structure, however, shall not reduce for all structures combined the percentage of exterior walls consisting of masonry construction. Furnish proper information to staff. 6. Specify all exterior building materials and colors on carport elevations. Note that with the exception of glass, paving and foundation materials, all other exterior materials used on accessory structures shall be primed and painted to match the color scheme of the exterior paint on the existing principal structure. 7. Bring to the August 5th DRC meeting a color board with samples of all exterior building materials. 8. Will any trees or plant material be displaced as a result of this proposed carport? Note: A. Please revise plats, site plans, landscape plans, and building elevations based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the August 5th Development Review Committee (DRC) meeting. B. Each applicant will bring one new set of revised plats and plans to the August 5th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. C. Applicant will have till noon Tuesday, August l0th to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department
