Dear Sir/Madam:
This letter is to inform you that Case No. PD-156 (formerly ZC-591), Ashton
Ridge, zoning change from SF-12 (Single Family-12) to PD-SF-9 (Planned
Development, Single Family-9) to allow the development of a 27-1ot planned
development single family subdivision on 7.72 acres of property located at the
northeast comer of Heartz and Sandy lake Roads, based on the revised Site Plan
submitted on April 18, 1996, showing the redesign of the street layout to
accommodate tree No. 131, was recommended for approval by the Coppell
Planning and Zoning Commission on Thursday, April 18, 1996.
The date scheduled for consideration by the Coppell City Council is Tuesday,
May 14, 1996, at 7:30 p.m. A representative for this case must be present at this
meeting. Failure to represent this item may result in the denial of this
application.

CONCERNING SITE PLAN REVISIONS
Prior to Planning and Zoning Commission meetings, the
Planning Department requires submission of enough copies of
site plans for distribution not only to the Commission and staff,
but also to the City Council at a later date. Occasionally the
Commission recommends changes, sometimes at the suggestion
of staff, and sometimes on its own. The frequency of this
occurrence is not sufficient to warrant an additional formal filing
deadline.
We advise you, however, that the City Council has expressed a
strong preference for the plans it reviews to be final site plans;
that is, corrected to reflect exactly that which Council is
expected to approve. While it is not required, we suggest that
you revise your plans to conform with the Commission's
recommendations and that you resubmit 17 folded copies, three
8%"x11" reductions on paper and one transparency of all
corrections, at least two weeks in advance of the date of the City
Council meeting for which your case is scheduled. This will
provide us the time we need to substitute the new plans for the
old ones and get the corrected information to the City
Secretary's office for placement in each council member's
agenda packet. If less confusion at the council hearing results,
then we all will benefit.
