PD120R-CS 911009 ~~~ P.O, Box 478 Coppell, Texas 75019 he City With A Beautiful Futur 214-462-0022 October 9, 1991 Mr. Bill Anderson Dan Dowdey & Associates, Inc. 16250 Dallas Parkway Suite #100 Dallas, Texas 75248 RE: CASE #PD-120 (WATERSIDE ESTATES, PI{ASE II) Dear Mr. Anderson: This letter is to inform you that your request for approval of a zoning change, Case #PD-120 (Waterside Estates Addition, Phase Il), was approved by the Coppell City Council on Tuesday, October 8, 1991, with the following conditions: 1) that the alley be ~oved from between lots 27 and 28, to between lots 20 and 21,! and that an alley be put in along Lot 35, Block D; 2) that 50% of the ho~ses which back up to Greentree and Meadowglen Circle be silngle story homes, and that '25% Of the houses overall be ~ingle story; 3) %ha% there be a 2100 s~uare foot minimum house size; 4) that an alley be placed. 5) that an alley be placed in Block A, along Lots 1 through 6; 6) that a landscaping plan be submitted for staff review prior to final plat approval;! 7) that a disclosure statement on the Lakes of Coppell Homeowners Association be provided; and 8) that the canal wrought iiron screening requirement be met. In order to prepare an ordinance f~r PD-120, you will need to amend your PD site plan to reflect the above mentioned conditions, and the conditions shall be placed on the face of t'he site plan. Send two (2) corrected copies of the PD site plan and the listing of development regulations to Taryon Bowman, P&Z Coordinator, for r~view by October 21, 1991.
