1. Monument sign does not meet required setbacks:
1) 15' from street right-of-way
2) 75' from property lines other than those property lines fronting the
street right-of-way.
2. Provide detail sketch of monument sign and attached signs on the building, showing
height and width of letters and building materials going to be used.
3. Building elevations must reflect the buildings shown on the site plan. Currently, staff
can not properly evaluate the proposed planned development without all the pertinent
information.
4. Show adjacent zoning and property owners on the site plan.
5. Dumpster location is not the best. It needs to be screened with a 6 foot high solid
masonry fence on 3 sides.
6. The site plan is showing a porch or deck in front of Building A. If so, the handicap
parking space is awkwardly placed. Shouldn't the parking space be relocated near the
five parking spaces to the west of Building A?
7. Show and label proposed median break.
8. Provide a masonry screening wall on the southeast side of the property. (Referring to
area adjacent to wrought iron fence with gate and future 25' concrete driveway.) The
wrought iron gate is permitted if the 25' concrete driveway will be constructed.
However, a solid masonry wall will be required if the driveway is not constructed.
9. The Master Landscape Plan shows 3 inch caliper trees while your landscape plan is
showing 2 inch caliper trees.
10. Indicate the height of the fraser's phofina when installed and the height of the plants
at maturity.
Note:
A. Staff written comments will be faxed to each applicant.
B. Please revise plats, landscape plans, and utility plans based on staff recommendations provide
reasons why our comments should not be followed when you attend the February 1, 1996
Development Review Committee (DRC) meeting.
C Each applicant will bring one new set of revised plats and plans to the February 1st DRC
meeting. Applicants will be asked to show, explain and defend any revision. An Engineer
for the project or other representative is urged to attend the meeting.
D. Applicant will have till noon Tuesday, February 6th to resubmit twenty-eight (28) folded
copies of revised plans, three O) reduced paper copies (8 1/2 X 11) and one (1) transparency
(8 1/2 x 11) of each exhibit to the Planning Department.
