Nelson and ~ Bedford, TX 76021 308 N.W. 2nd Street, Ste. 5 (817) 685-8771 Grand Prairie, TX 75050 (214) 262-0600 HISTORY: In 1994 the City reclassified the zoning of this property from MF-2, Multi-Family Residential to O, Office. A lawsuit resulted. In connection with a settlement agreement not yet approved by the court, the City changed the zoning to C, Commercial in late 1995. Agents for the owner are in the process of preparing a preliminary plat of the property between MacArthur Boulevard and the electric transmission line, north of Riverchase Drive. TRANSPORTATION: MacArthur Boulevard is a 4 lane divided thoroughfare built in a 110'-wide right-of-way shown on the thoroughfare plan as a P6D, 6-lane divided thoroughfare. Item # 13 SURROUNDING LAND USE & ZONING: South- vacant; 'C' Commercial East - Jefferson at Riverchase Apartments; "MF-2' Multi-Family Northwest - TP&L transmission line r.o.w.; "A~ Agriculture COMPREHENSIVE PLAN: The 1987 Comprehensive Plan shows Office. DISCUSSION: The drawings provided by Sunbelt Self Storage contain a lot more detail than those of the Master Plan for MacArthur Plaza. The applicant site plan properly screens the handicap space from MacArthur Boulevard and correctly screens and buffers the entire site from neighboring uses while the Master Plan does not. The planting material and quantities of the plans do not match. Recent revisions to the sign ordinance limit information on monument sign to company name, logo, address, product or service. Therefore, a telephone number is not permitted. Also, the site summary information tables on the two separate plans do not correspond. A median break is shown on the Landscape Master Plan but not on this submittal. RECOMMENDATION TO THE PLANNING AND ZONING COMMISSION: Because of the inconsistencies between the plans submitted, staff recommends that the public hearing be held open until April 18, 1996 to allow ample opportunity for the applicant and Dallas Area Affordable Partners IV, L.P. to coordinate drawings. The plat states that the minimum finish floor for all construction is 447.0. 2. Slope between TU easement and buildings shall have maximum slope 3:1. 3.
