PD148(CH)-CS 951019 PROPOSED ZONING RECLASSIFICATION
This notification contains information of interest to you. You and all the other owners of
property within the six neighborhoods shown on the facing maps, and within 200 feet of
those neighborhoods, will receive this same information in the same mailing. The purpose is
to let you know about a proposal to change the zoning of these neighborhood from the
classifications currently in place. The new districts will have standards for building
arrangement which reflect existing development standards. In other words, the proposed
rezoning will not affect the current development on your property.
Village at Cottonwood Creek Addition, Section II and Cottonwood Creek Elementary
School currently having a zoning classification of SF-0 (Single-Family Residential Zero-Lot-
Line), and are the only properties in the city which have this designation. The City Council
prefers to locate new housing of this type within PD (Planned Development) Districts,
because PD Districts require developers of new housing to submit detailed development plans
for City Council review prior to subdividing the land. Therefore, the Zoning Ordinance will
no longer include the SF-0 classification.
To phase out the SF-0 category, the City proposes to convert this neighborhood into a PD
District. The reclassification will produce no change in current use.
Summer Place Addition, Braewood West Addition, Northlake Woodlands Addition,
Section Six and Phillips Addition I, H, & Ill carry a zoning classification of 2F-9 (Two-
Family Residential). With the exception of Lots 1-10, Block 11 in Northlake Woodlands
Addition, Section Six, the developers of these subdivisions chose to build single-family
detached dwellings.
The City proposes to change the zoning of Summer Place Addition to a PD district due to
the small size of lots. Braewood West Addition contains homes of the same type of those
in the SF-7 (Single-Family-7 Residential) District, therefore, the City proposes to change the
zoning of this subdivision to SF-7. Northlake Woodlands Addition, Section Six with the
exception of Lots 1-10, Block 11 and Phillips Addition I, II, & III contain homes of the
same type of those in the SF-9 (Single-Family-9 Residential) District and the City proposes
to change the zoning of these subdivisions to SF-9.
Two parcels of land on east and west side of Summer Place Addition are currently zoned
2F-9 (Two-Family Residential) and the City proposes to change the zoning of these parcels to
SF-9 (Single-Family-9, Residential).
Before making a decision on these proposals, the City Council will receive a
recommendation from its Planning and Zoning Commission. Before making that
recommendation the Planning and Zoning Commission will hold a public hearing at 7:30
p.m., Thursday, October 19, 1995. A notice of that hearing inviting you to attend is
