PD159-DR 970130 City of Coppell Development Review Committee Comments Plannin~ Department PD-159, Asbury Manor, Zoning Change from SF-7 & MF-2 to PD-SF-7 DRC Date: January 30, 1997 Planning & Zoning Commission Meeting: February 20, 1997 City Council Meeting: March 11, 1997 1. List the alley variance on the PD exhibit. 2. Section 32-3-1 of the zoning ordinance requires a 25' side yard on corner lots, except when the Planning and Zoning Commission approves less. A condition of that approval is that any 15' side yard setback also be a fence setback. 3. Be prepared to discuss how the 30' temporary access easement will be abandoned and who will be responsible for removal of pavement. 4. Correct Thweat Road to Sandy Lake Road in the vicinity map. 5. On landscape/screening plan, provide a Planting Material legend summarizing botanical/plant names, quantities and size of plants. 6. Substitute the Bradford Pear with the Aristocrat Pear. 7. A reminder that the applicant will be responsible for obtaining a zoning change request sign from the Planning Department and placing the sign on the property 10 days prior to the Planning Commission hearing. There is a $100.00 deposit fee for the sign. (Fill out attached form and return to the Planning Department no later than Friday, February 7, 1997.) Note: A. Staff written comments will be faxed to each applicant. B. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the February 6th Development Review Committee (DRC) meeting. C. Each applicant will bring one new set of revised plats and plans to the February 6th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. D. Applicant will have till noon Tuesday, February 11th to resubmit twenty-eight (28) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department.
