To the Planning and Zoning Commission:
As set out in the attached diagrams and the required plans and
documents which we are submitting with this letter, we wish to seek
your approval for:
1. A zoning change
2. A preliminary plat.
The zoning change to Light Industrial use is required for:
Parcel A: 71.28 acres in Coppell
Parcel B: 69.70 acres recently annexed by Coppell
The previously approved use for Parcel A was:
51.88 acres for multifamily residential use
19.493 acres for retail use
27.707 acres for office use
30.45 acres for park area
Parcel A has now been severed by the Right of Way for proposed SH
121 and its frontage roads, an area of approximately 27.8 acres for
which we are not seeking zoning approval.
Parcel B to the north, previously in L~ wisville, was zoned Light
Industrial. We understand that it has been ~nnexed by Coppell as
agricultural land. We wish to have the same zoning on this parcel
as previously, but, as it is now in Coppell, this represents a new
zoning for the area.
We also wish to seek your approval for a variance to the Floor Area
Ratio for Light Industrial use for 47.4 acres fronting on SH 121
and on the expanded Denton Tap Road. On these frontage lots (shown
on the attached plan), we also wish to apply for an F.A.R. of 4:1
for the following reasons:

1. Increased visibility and accessibility deriving from the
introduction of a major highway (SH 121) and the expansion to
six lanes of Denton Tap Road supports the more intensive use
of these lots.
2. A higher F.A.R. will encourage the development of more
substantial buildings at this important entry into Coppell
from the west and north.
As property owners, we have committed to donate and develop a 30.45
acres park for the City of Coppell and are now being requested to
donate the Right of Way for SH 121 to the State (in total, more
than 25% of our property). We, therefore, find it necessary to
intensify the use of the remaining land to achieve a viable
project.
We trust that you will look favorably upon this application as we
wish to proceed with the development, which we are convinced will
be an important physical and fiscal asset to the City of Coppell.
