SWEENEY, ADMINISTRATIVE ASSISTNAT RE: CASE #85-02-26/LINCOLN PROPERTY COMPANY LOCATION: Westside of Denton Tap Road, North of the Dallas and Denton County Boundary line. REQUEST: Requesting the following zoning changes: - 0.98 acre of "MF-2" Multi-family to "O" Office -22.52 acres of "2F-9" Two family to "0" Office -13.02 acres of "2F-9" Two family to "R" Retail - 7.97 acres of "2F-9" Two family to "MF-Z:'Multi-. Family - 2.86 acres of "R" Retail to "MF-2" Multi-family APPLICANT: Lincoln Property Company GENERAL INFORMATION: The applicant is planning a mixed use development tha' has the potential of providing 294,680 sq. ft. of Retail space; 1,160,000 sq. ft. of office space and 1,304 multi-family units on a 129.53 acre site. STAFF EVALUATION: The proposed zoning changes are considered appropriate for the following reasons: 1. The planned mixed-use development would give the City an impressive "gateway entrance" to the "Town Center" and would generate a significant increase in tax revenue for the City. 2. The present "2F-9" Two Family zoning is not the highest and best use of the land along Denton Tap Road. 3. The applicant is requesting a very minor increase (9.85 acres) in "MF-2" multi-family zoning. 4. The applicant is planning to develop a park and recreational area within the flood plain along the Northside of Denton Creek. P& Z COMMISSION: The Planning and Zoning Commission recommended approval 4-0 with the stipulation, that the 29.35 acres of flood plain be zoned PD-FP, Planned Development, Flood Plain and developed as a park per concept and subject to approval of the Corp of Engineers.
