To Whom It May Concern:
Please allow this letter to serve as verification of zoning for the above referenced property in
Coppell, Texas. This property is zoned PD-C (Planned Development, Commercial) and as
such, allows a variety of uses including retail, restaurant and commercial uses. Restaurant
usage on the property (including ice cream, yogurt, bagel, sandwich, coffee, deli shops, and
the like) shall be limited to a total of 15,900 square feet of interior space and 800 square feet
of exterior patio area.
As this is a planned development, the propert), shall be developed and used only in
accordance to the approved Site Plan and Landscape Site Plan detailed in Ordinance No.
91500-A-141. The site plan shows two buildings. One is 3278 square feet in area and is to
contain a single restaurant. The other is a multi-tenant building intended both for retail and
restaurant usage. Its area is 19,200 square feet. Therefore, no more than 12,622 square feet
of its interior space may be used for restaurant purposes. The approved site plan shows 37
parking spaces for the smaller building and 163 spaces for the larger building, totaling 200
spaces for the entire site. This is the amount of parking required.
