ITEM: Grand Car Wash and Detail, a zoning change from R (Retail) to PD.
C (Planned Development, Commercial), to allow the operation of a
car wask, oil clumge, automobile detail serpices and gasoline sales
on 3.017 acres of property, located at tke soutkeast comer of
MacAtgh~ Blvd. and Riverekase Drive, at tke request of ROFDW
Architects.

Site Plan:
1. Need to provide information regarding stacking length for car wash building and detail/lube
building.
2. Indicate the location of fire lanes to be abandoned. Any fire lanes to be abandoned must
be done by replatting or separate instrument.
3. Provide information regarding stained concrete.
4. Show the 8' wide brick paver bands at all driveways.
5. Show sight visibility triangles at all driveways as per the City' Subdivision Ordinance.
6. Impact fees will be required.
7. The southeastern access needs to align with existing driveways on the south.
Preliminary Water, Sewer & Drainage Plans:
8. Fire hydrant location must be approved by Fire Marshal.
9. Show irrigation meter locations.
