PD157-DR 960627 City of Coppell Development Review Committee Comments Planning Department PD-157, Valley Ranch Plaza, Zoning Change from "LI" (Light Industrial) to "PD-C" ( Planned Development, Commercial) DRC Date: June 27, 1996 Planning & Zoning Commission Meeting: City Council Meeting: August 13, 1996 Suly 18, 1996 O) Provide a Conceptual Plan for the northwestern portion of the property. For your information, a Detail Site Plan will have to be submitted for approval within 6 months from the approval of the Conceptual Plan. If the Detail Plan is not submitted within 6 months, the Concept Plan is subject to re-approval by the Planning and Zoning Commission and City Council, which will involve another public hearing. (2) Submit Architectural Elevations for all 4 sides of the MacDonald's building. Also, provide the Architectural Elevations for the south and west side of the other building. Please include the exterior materials to be used: specify the color of the field brick, accent brick, glazed tile, rockface, CMU, ErgS, E1FS trim, and paint. (Explain what EIFS means.) (3) Plexiglas in monument sign can not be backlit. (4) Only 1 monument sign is permitted. (5) Verify that ail planting islands contain at least one tree. Note: A. B. C Do Staff written comments will be fa.xed to each applicant. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the July 2, 1996 Development Review Committee (DRC) meeting. Each applicant will bring one new set of revised plats and plans to the July 2nd DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, July 9th to resubmit twenty-eight (28) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department.
