As per the National Flood Insurance Program (NFIP) Flood Insurance Rate Map (FIRM) as published by the Federal Emergency Management Agency (FEMA), this property is located in the floodplain. Before development can occur a flood study must be submitted to the City & FEMA and approved by both entities. 2. A portion of Deforest Rd. east of Allen Rd. is shown to be in the 100 year floodplain. This needs to be addressed. 3. Slope protection may be required behind Lots 9-18 Block A. 4. Lot 18, Block A appears to be a difficult lot to build on.
