Provide 10' x 10' right-of-way corner clips at all street intersections. 2. Show all street names and right-of-way dedications. 3. The location of the 20' Hike and Bike trail easement must be approved by the Leisure Services Division. 4. Provide a note stating Common Areas to be maintained by a Homeowners Association. 5. Provide a center median at the entrance of the development which can be used as a traffic calming device to slow traffic entering the development. One side of the roadway needs to be a minimum of 24' wide. 6. As per the National Flood Insurance Program (NFIP) Flood Insurance Rate Map (FIRM) as published by the Federal Emergency Management Agency (FEMA), this property is located in the floodplain. Before development can occur a flood study must be submitted to the City & FEMA and approved by both entities. 7. Indicate the location of the new proposed 100 year floodplain line on all the lots. 8. If the sidewalk adjacent to the common area is to be constructed outside the right-of-way then a 10' wide sidewalk easement needs to be provided. 9. All the lots need to have a minimum finished floor elevation of 2' above the 100 year floodplain. 10. A portion of Deforest Rd. east of Allen Rd. is shown to be in the 100 year floodplain. This needs to be addressed. 11. Slope protection may be required behind Lots 9-18 Block A. Preliminary Utility Plan 1. Water valves need to be spaced no greater than 500'. 2. Provide information regarding a variance of the 4' minimum depth for sanitary sewer line. 3. Why is the existing 8" water line in Deforest Rd. being relocated? 4. Provide a preliminary grading and drainage plan. Tree Survey 1. Indicate which trees will be removed when the property is reclaimed from the floodplain.
