PD163R- 990429 City of Coppell Development Review Committee Comments Planning Department PD-163R, Windsor Estates, A Zoning Change from "PD-SF-9" to "PD-SF-9" DRC Date: April 29, 1999 Planning & Zoning Commission Meeting: City Council Meeting: June 8, 1999 May 20, 1999 With the creation of Lot IX, a portion of the front yard setback for Lot 1, Block A should be measured from the northern boundary line of Lot IX. Also, the square footage of Lot 1 will have to be modified. On the Landscape Plan, provide a plant legend specifying each plant material by botanical name, common name, quantity and size at the time of planting. Substitute the Chinese Juniper with one of the junipers listed in the city' s approved plant palette (Blue Pacific Trailing Juniper, Bar Harbor Trailing Juniper or Tam Juniper). On the sereenwall elevations, the topview of the tower is denoted as a square, but the detailed front and side view show the copper roof to be round. Also, an entry monument is shown on the south side of DeForest Road that appears to be in the bike trail, please move it outside the easement. Rectify drawings. Specify height of the screening wall as it appears on the Marquee Sign Elevation. Label the sidewalk and bike trail on the screening wall elevation plan. Bring to the May 6th DRC meeting a color board sample of all exterior-building materials of the proposed tower and screening wall. Modify the HOA document to incorporate all the latest changes to the planned development. A reminder that the zoning change request sign must be placed on the property by May 10th and remain on site through June 8th. Note: A. B. Do Staff written comments will be faxed to each applicant. Please revise plats, landscape plans, and utility plans based on staff recommendations. Should applicant disagree with staff comments please provide reasons why staff recommendations should not be followed when you attend the May 6th Development Review Committee (DRC) meeting. Each applicant will bring one new set of revised plats and plans to the May 6th DRC meeting. Applicants will be asked to show, explain and defend any revision. An Engineer for the project or other representative is urged to attend the meeting. Applicant will have till noon Tuesday, May llth to resubmit eighteen (18) folded copies of revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning Department
