1. On Zoning Exhibit, indicated current zoning on Tracts 4 and 5.
2. On Conceptual Site Plan, only 35% of the property may observe a 7' side yard
setback. The minimum rear yard setback is 20', the 15' rear setback not
permissible. The other Vistas of Coppell subdivisions to the east using the
Development Standards "B" showed an 8' side yard setback and a 20' rear
setback.
3. Provide all lot and block numbers on the Site Plan.
4. All lots shall be adjacent to a dedicated street to which access is allowed. Lots 11-
13 front on a private drive which will have to be dedicated or lot layout will have
to be modified.
5. Staffurges some sort of street connection with Vistas of Coppell, Phase 2C.
Provide a cut through street connecting the cul-de-sac abutting the open space
with the cul-de-sac in Vistas of Coppell Phase 2C.
6. A reminder that the applicant will be responsible for obtaining a zoning change
request sign from the Planning Department and placing the sign on the property 10
days prior to the Planning and Zoning Commission hearing. There is a $100.00
deposit fee for the sign. (Fill out attached form and return to the Planning
Department no later than Friday, Janua~ 2, 1998.)
Note:
A. Staff x~xitten comments will be faxed to each applicant.
B. Please revise plats, landscape plans, and utility plans based on staff'recommendations.
Should applicant disagree with staff comments please provide reasons why staff
recommendations should not be followed when you attend the December 30th
Development Review Committee (DRC) meeting.
C. Each applicant x~4ll bring one new set of revised plats and plans to the December 30th
DRC meeting. Applicants will be asked to show, explain and defend an), revision. An
Engineer for the project or other representative is urged to attend the meeting.
D. Applicant will have till noon Tuesday, January 6th to resubmit eighteen (18) folded copies of
revised plans and three (3) reduced paper copies (8 1/2 X 11) of each exhibit to the Planning
Department.
