Sieb, Director of Planning and Community Services In reviewing the Vistas of Coppell, Phase III zoning case, staff determined that Lots 11-13 in Block C could not be developed unless the proposed collector street located on the CISD Middle School North property is dedicated as a public right-of-way. This prompted me to review the Coppell Middle School North file and realized that the plat was never filed with Dallas County. For your information, the Planning and Zoning Commission approved the plat on February 20, 1997 and it was valid until August 20, 1997. After this date the plat became null and void, and a resubmittal is required. When resubmitted, we would like to see the collector street dedicated. However, since it is possible the School District will do nothing further regarding this plat, we recommend you withhold issuance of a certificate of occupancy until a final plat has been resubmitted to the Planning Commission and filed for record with the County.
